Our brief:

Praxis, an offshore commercial property investment and development company, acquires empty or out-dated buildings across the UK with the aim of regenerating them, attracting long-term tenants and then selling them. When Praxis bought Trafalgar House in Cardiff city centre it wanted to increase the value of the 1970s building by filling the vacant space with tenants. This meant they needed to revitalise the 52,000 sq ft office block within a tight budget and short timeframe.

How we inspired:

To ensure Praxis enjoyed the greatest value from its budget, we focused on refurbishing two floors of vacant office space, the reception and all of the communal areas so the building had a coherent design theme throughout.

The project required the strip-out refurbishment of existing segmented offices to form contemporary open plan space that can be adapted to meet the business needs of the new tenants. We used fresh, neutral colours on the walls and floors, and installed glass partitions to create meeting space without losing the feeling of light and space.

To make Trafalgar House appealing, we needed to give it a statement entrance that made prospective tenants want to explore the rest of the building. We took away the dark, narrow reception area and replaced it with a broad sweeping entrance hallway decorated with a Corian reception desk, white columns and statement pieces of furniture.

Jennor is passionate about ensuring all of the buildings we work with are environmentally-friendly and have the latest energy-saving heating and lighting systems. At Trafalgar House, we replaced the out-dated lighting in lifts and communal lobbies with state-of-the-art sensor-activated lighting to reduce the building’s carbon footprint and energy costs.

The result:

Our excellent project management team enabled us to take a partially-vacant 1970s building and transform it into a highly desirable office space while remaining extremely commercial to ensure Praxis achieved maximum return on its investment.
